Add or Edit Compsets to Deal Insights

Explore your own proprietary data to find and compare deals and properties related to the deal.

Compsets can be built as dynamic or static. Review the definitions and examples below to learn about which compset to build next. 

Deal Dynamic Comps

Deal Dynamic Comps allow users to essentially create comp filter templates that can be accessed within any project in the workspace.  Set distance and/or deal field filters then select Save and the filters will be saved to that Compset. 

Example: 

Deal A is located in San Francisco, California

Deal B is located in Los Angeles, California. 

From within Deal A, set up a Deal Dynamic Compset with a distance filter of 3 miles called "Distance Compset"

 

When Distance Compset is accessed from Deal A, all deals within 3 miles of San Francisco will appear in the list.

 

When Distance Compset is accessed from Deal B, all deals within 3 miles of Los Angeles will appear in the list. 

Deal Static Comps

Deal Static Comps allow users to create deal specific comps that do not apply to other deals. 

Example: 

Deal A is located in San Francisco, California

Deal B is located in Los Angeles, California. 

From within Deal A, set up a Deal Static Compset that filters to deals with properties where cap rate is less than 8% called "Cap Compset"

Cap Compset can only be accessed from Deal A.

Cap Compset will not show up as an option in Deal B. 

Property Comps

Property Comps are built on the individual deal level. Property comps can also be built as dynamic or static (but will live within the same "Property Comps" section.

Property Compsets leverage any property from the Properties tab, whether or not they have been included in a deal. 

Example: 

Deal A is located in San Francisco, California

Deal B is located in Los Angeles, California. 

From within Deal A, set up a Property Compset that filters to deals where the Year Built is greater than 1969 called "Properties Built in 1970 or Later" 

If the Property Compset is built as static, the property compset can only be accessed from Deal A.

If the Property Compset is built as dynamic, the property compset will show up as an option in Deal A and Deal B.

💡Things to Consider

Consider adding fields to use within deals or properties that are exclusively in the workspace for the purposes of comps (Ex: Comp Type could be a "select" field where the options are "Land Comp, Lease Comp, Sale Comp"

Deal/Property Comps will compile a list of any deals or properties that have been added to the TermSheet workspace. To add more deals or properties to a workspace, consider using imports. 

 

⚙️Steps

Add a New Compset

  1. Navigate to the Deal Insights tab in any existing deal. 
  2. Select "Add Compset" under the Comp Type you would like to build (Deal Dynamic Compset, Deal Static Compset, or Property Compset). 2023-09-18_10-11-06
  3. Enter a compset name then select save.name compset 
  4. Use the distance filter and the deal field filters to enter criteria for the list view. compset filtersnew
  5. For static compsets, select the checkboxes next to the deal or property to add it to the compset, then select "Save".
    For dynamic compsets deals/properties do not need to be selected via checkbox.  Select properties for comps
  6. Select the👁️‍🗨️ icon to select columns for the comp table, then select "Save". Select Columns Comps-1
  7. As columns are added/removed on the compset table they will be calculated into the Averages panel.2023-09-18_10-42-35
  8. Saved comps can be downloaded as PDF or CSV. 

 

Edit a Compset

  1. Select any compset then select "Edit" from the comps table. Edit Compset
  2. Use the distance filter and deal field filters to update the results in the list view, select the deals/properties, then select save. compset filtersnew
  3. Select the 👁️‍🗨️ to view a list of fields to select as columns on the comp table. Select Columns Comps
  4. Select "Save" to update the columns.
